That depends because every listing is different! When you sign the contract, you will be able to select what day your listing will go live. You can choose to select a date a couple of weeks out or even up to a couple of months from the time of signing. This affects when the property will go live on the MLS.
While the FSBO program allows you a lot of control over the selling process, there are still rules/regulations/laws that you will need to abide by. When there is a change in the status of your property, we need to reflect those changes on the MLS within a set amount of time and which is why we require 24 hours' notice. After the contract is signed, we are also required to upload the property to the MLS within a set amount of time, so to not incur any fines, you will need to ensure you have turned everything in to us so we can process that for you.
Yes, you do need to have photos on your listing so it stays in accordance with the MLS. Our green package gives you access to a real estate photographer, whom we enlist for all of our traditional listings. If you choose the white package, you will ned to provide your own photos.
Note: the photos you provide must be owned by you. You can not use photos from another source, such as Google.
You may upgrade from the white package to the green package after signing for a one-time fee of $500.
You may not downgrade from the green to the white.
